<p>There are <strong>3 main reasons</strong> why a house does not sell in the time that it listed with an agent:</p>

Price:</b></font> If your home was not priced <i>perfectly</i> compared to the competition, you probably didn&#8217;t even get a decent offer - if you even got one at all!  In fact, you probably didn&#8217;t get a lot of showings either.  Proper pricing is <u>extremely</u> important.  You need Realtors® who can read the market and perfectly position your home in it.</p>
<p><font color="#007bff"><b>2. Condition:</b></font> If the condition of your home was not <i>better</i> than your competition, you probably got some showings but no legitimate offers.  The condition of your home is very important - especially in this market. The Realtors® you hire to sell your house should have a staging professional available to help you get your home in the <i>best condition possible</i>.</p>
<p><font color="#007bff"><b>3. Marketing:</b></font> What kind of marketing did your last agent do?  Extensive target and online marketing is more important now than it&#8217;s ever been!  With more homes on the market, how your home is marketed is <i>key</i>.  Just a sign in the yard and a listing in the MLS doesn&#8217;t cut it anymore.  When interviewing for a Realtor® make sure you ask about their marketing plan &#8230; Do they heavily market their listings or do they just market themselves?</p>
<p>We thoroughly understand the importance of PRICE, CONDITION and MARKETING when selling a home.  We have a working knowledge of what WORKS and what does NOT work in today&#8217;s market. We also completely understand and respect how <i>frustrated</i> you are with the home selling process. <p>As part of the Housing and Economic Recovery Act of 2008, congress implemented a program to extend a significant tax credit to first time buyers. Here is what you need to know about the credit:</p>
<ul>
<li>Only available for first-time home buyers</li>
<li>The maximum credit amount is $7,500</li>
<li>It&#8217;s available for homes purchased on or after 4/9/08 and before 7/1/09</li>
<li>Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify</li>
<li>It works like an interest-free loan and must be repaid over a 15-year period</li>
<li>Re-payments start 2 years after you buy the home</li>
</ul>
<p>If you take the full $7,500 tax credit, your income tax bill will increase by $500 a year for 15 years. If you sell the house before then, you&#8217;ll have to pay Uncle Sam the remaining balance. <p>If you&#8217;re selling or refinancing your home, more than likely a real estate appraisal will be required.  Here are 4 tips that will help the appraisal process go smoothly:</p>
<h4><strong>1. Make the ENTIRE home accessible</strong></h4>
<p>In some cultures it&#8217;s common for many generations of family members to live in a home.  In these situations a bedroom often becomes a sanctuary and may be locked to keep others away.  99.9% of the year this is ok, just not on the day the appraiser comes.  Is there a meth lab behind that locked door?  Probably not.  But most appraisals require a visual inspection of all interior rooms.  Coming back for another inspection = more time and gas = an additional fee.  Guess who ends up paying for it?</p>
<p>Another example of areas that become inaccessible are utility/storage rooms.  Laser measuring devices are available but are fairly bulky to carry.  Plus the laser needs to be pointed at the opposite wall without &#8220;measuring&#8221; the furnace, water heater, cardboard boxes, holiday decorations, etc.  At least clear a path so the appraiser can walk from one end of the room to the other with a tape measure.</p>
<h4><strong>2. Clean (or at least pick up) the home</strong></h4>
<p>Appraisers are used to looking past everyday clutter.  And, despite what some may think, they&#8217;re also human beings.  A clean home can leave a good impression which can translate into a higher home value.</p>
<p>A side note: Occasionally an appraiser will try to schedule the inspection and a homeowner says something like, &#8220;Can we schedule it for next _____ because we need to clean the house first.&#8221; GREAT! If this was actually the truth there wouldn&#8217;t be a problem.  Usually this statement comes from homeowners who haven&#8217;t cleaned their home in the past 6-60+ months.  Really, can you clean that mess in a few days??  Just schedule the appointment already so the appraiser can do their job.</p>
<h4><strong>3. Keep it maintained</strong></h4>

We&#8217;re not real handy, nor do we expect all homeowners to be.  But fixing leaky faucets, replacing broken door knobs or installing missing trim work can go a long way.  We&#8217;ve never used a service like <a href="http://www.mrhandyman.com/" onclick="javascript:pageTracker._trackPageview('/outbound/article/http://www.mrhandyman.com/');" target="_blank">Mr. Handyman</a> so we can&#8217;t fully endorse them.  But for whatever it&#8217;s worth, actor Richard Karn - the 200th host of &#8220;Family Fued&#8221; and also Tim Allen&#8217;s sidekick on &#8220;Home Improvement&#8221; gives them a thumbs up.<br />
<br/><br/><br/></p>
<h4><strong>4.  Ask about special conditions</strong></h4>
<p>If you&#8217;re lucky enough to have the Federal Government lending money on your home (FHA) there are additional items the appraiser needs to look at.  Homes older than 1978 can&#8217;t have visible peeling paint.  There also can&#8217;t be faulty or defective mechanical systems (electrical, plumbing and heating).  Ask about these and other conditions so you can avoid situations where the appraiser has to come back and re-inspect your home.</p>
<p><strong>Following these tips will help your appraiser and may even increase your home&#8217;s value. </strong></p>

<p>According to <a href="http://www.sportingnews.com/" onclick="javascript:pageTracker._trackPageview('/outbound/article/http://www.sportingnews.com/');" target="_blank">Sporting News Magazine</a> Minneapolis/St. Paul ranks #18 for the best sports cities.  </p>
<p>The Twin Cities fell from last year&#8217;s #10 spot, but Sporting News noted that the market still had a strong presence in three of the top four sports.</p>
<p>&#8220;The Twin Cities are a sports hotbed, whether it’s the Twins or Wild pushing for the playoffs or the Vikings flashing a young star like Adrian Peterson. It’s a great sports city, with a little something for everyone,&#8221; said Sporting News Chief of Correspondents Bob Hille, who coordinated the rankings.</p>
<p>The list features 400 cities in both the US and Canada.  It considers factors such as number of teams per city and their regular season won-lost records, playoff berths, bowl appearances and tournament bids, stadium/arena quality, attendance, ticket prices and marquee appeal of athletes.</p>
